Pet Policy - Revised 20422

The below are general limits.  We will at times be willing and able to revise on a case by case basis.  We also reserve the right at all times to deny accepting any pet on any property at any time and to ensure that some properties remain pet free in our sole discretion.

Allowed Pets are:

Up to (2) total of Domestic cats and dogs ( up to 50 pounds weight) only, up to (1) typical pet bird ( up to a half pound maximum weight) in a cage and fish in an aquarium up to 20 gallons or  no more than 200 pounds weight when filled.

Certain types of pets are never allowed due to liability and damage concerns. A partial list is: Potentially vicious dogs such as Wolves or Wolf mixes, Rottweilers, Dobermans, Pit Bulls, Staffordshire Terriers, Cane Corsos, Akitas, Presa Canarios, Chow Chows, Malamutes,  etc. Oversized dogs such as Pyrenees, St. Bernards or Mastiffs, etc.  Rodents or Rabbits of any sort. Ferrets, lizards or Reptiles of any sort. No snakes are ever allowed of any variety. No pigs or swine or Poultry, chickens, turkeys, horses, donkeys, and other barn animals. No wild or non-domesticated animals of any sort.  No insects, spiders, tarantulas, bees, scorpions, etc. No exotic animals. Any animal or pet not allowed due to local, state or other applicable ordinance or deemed inappropriate by JMG.

All residents are required to have renters insurance with a minimum liability portion of $300,000.  EFFECTIVE 1-01-2019 - Any resident with ANY dog of any size must have a RI policy with a minimum liability of $500,000 or more.

Pet fees are as follows.  Understand that these fees and deposits are typical, and can change based on an applicant's application and rental history or at anytime in our sole discretion.

(1) Cat  - $30 per month, minimum of 12 months is payable, or a non refundable pet deposit of $350

(1) dog up to 50 pounds - $35 per month, minimum of 12 months is payable, or a non refundable pet deposit of $400

For (2) cats or (2) dogs, or a combination of same, add the above together.

For anything above and beyond this, please email us for an exact quote of monthly fees or deposits.

For (1) bird in a cage or an aquarium, the pet fee is $250 non refundable.

For larger animals, if we choose to accept those ( Example: a 75 pound lab), then it is $50 per month, minimum of 12 months is payable, or a non refundable pet deposit of $500.

For more than (2) animals, if we choose to accept those, the amount would be per animal, add the above together.  We may choose not to accept more than (2) animals.

We reserve the right at all times to amend these amounts based on application or rental history, and these are general guidelines for reference purposes only.
